This brand new Isle of Palms vacation home sits just behind the Wild Dunes gate and is a stone's throw from the beach. A gorgeous two-story home, The Olivia House has room for the whole family and features its very own private, heated pool and hot tub. You will find 5 bedrooms and 4.5 baths in this classic lowcountry style home, and with bright, open interiors and all new furnishings, this home will really be a place you will want to return to year after year.

The floor plan features a huge open concept with living, dining and kitchen area with ample seating. The designer kitchen is a prepare's delight with all the amenities needed to create and serve your family and/or guests. Off the broad living area you can open the French doors to appreciate the screened porch and deck areas.

The first floor primary bedroom features a KING bed and en suite with a sizable walk-in shower. A powder room, laundry room and huge entry complete this space.

Upstairs you will find 4 additional bedrooms. The second floor primary suite, offers a KING bed, sizable walk in closet, double vanities and enormous walk in shower. Upstairs you will also find 3 additional bedrooms, one with a QUEEN bed and its own private bath; another with a KING bed that shares a Jack and Jill bath with an upsized guest bedroom consisting of 1 QUEEN bed and 2 additional-long TWIN beds. Ideal for your large family or group.

The ground level has a garage and private pool with hot tub, which completes this extraordinary new home and offers its guests everything imaginable for your next vacation or hideaway.

Isle of Palms features some of the most fashionable eateries and cafes east of the Cooper River, and the island offers a wide variety of delicious seafood and other local specialties, including Coda del Pesce, Coconut Joes Beach Grille, Acme Lowcountry Kitchen and the locally appreciated Sea Biscuit Cafe, that serves up only breakfast, but is well worth the wait. You'll find modren dining options dotted throughout the island, including Long Island Cafe which is located right beside Harris Teeter, The Boathouse, located on the water overlooking the Intracoastal Waterway and Islander 71. Located on the point where Morgan Creek meets the Intracoastal Waterway, Islander 71 overlooks the water and has spectacular vistas. When the sun sets and the nighttime is heating up, head to the ever trendy The Windjammer beachfront bar.

Every property in our portfolio is designed to host only vacation guests, and guests of Luxury Simplified Retreats are expected to abide by the rules and NOISE ORDINANCE enforced by the City of Isle of Palms. Those that violate the terms of occupancy, host events, and/or events will result in immediate loss of use. The Olivia House does not allow family pets. No exceptions. The Olivia House is a NO SMOKING property. No exceptions.

Access
Your Concierge will meet you at the home upon your arrival to check you in. Should our schedules not line up, your Concierge will walk you through how to get into the property. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. The villa is located inside Wild Dunes. Gate passes are required for every car to access Wild Dunes. This property accepts guests up to five (5) gate passes per reservation. Only five cars can be at the home at any given time. Make sure to provide your Concierge with the first and last name(s) in which your gate passes should be under.

Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure. Your Concierge will meet you at the property upon check-in and provide valuable information about the home. Should an in-person meeting not work out, your Concierge will provide you with all the instructions you will need. We are here to make the check-in process a seamless one!

Our concierge team is committed to delivering exceptional service, impeccable cleanliness and all the amenities of your everyday home. With each stay you will enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker and Keurig, kitchen cookware and silverware, shower toiletries and soaps, additional linens and towels, air conditioning, cable, and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our enjoyment to provide suggestions for eateries, make reservations, organize activities, and answer any questions.

We offer the option to purchase trip insurance through Rental Guardian. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).

At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check-in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.

The City of Isle of Palms has a noise ordinance starting at 10PM that applies to private residences. Please be mindful of your neighbors. Noise complaints can result in fines and rental termination.

Minimum rental age is 25.

  • Summer is the most expensive season in Isle of Palms. Reserve your rental home in the Fall or Spring to enjoy beautiful weather while saving money and avoiding crowded roads, restaurants, and activities. Speaking of the off-season, don't overlook the holidays for a Charleston area vacation! Who wouldn't love a holiday near the ocean? Thanksgiving, Christmas, and New Years are great times to gather with loved ones at the beach.
  • In the Charleston area area, The earlier you can book a vacation rental, the better your selection will be. The best rental properties are reserved early. Reserving your rental property six to twelve months before your vacation dates is recommended. Holidays such as Christmas and Thanksgiving are excellent times to search for and reserve your rental property.
  • Some hosts offer discounts for active duty military and veterans. Check with your host or property manager to see if special discounts are available for your group.
  • Management companies and individual rental owners usually offer customers an option to purchase vacation insurance protection. Trip insurance, which will generally cost 1% - 5% of the reservation price, offers visitors reimbursement of costs for any days missed as a result of medical-related issues or weather disasters, as well as ensuing additional evacuation costs, such as an unexpected hotel or additional gas expenses. Trip insurance might be a a welcome relief if the unforeseen occurs. Ask your property manager for details.

  • Precise information regarding bedrooms and bed counts is regularly available on booking websites. Otherwise, email or call the property manager before booking the rental. Remember that most properties list the maximum guest capacity, which usually includes pull-out couches and bunk beds.
  • If there's a specific Charleston area destination you love, look for rentals that are either nearby, or those that cater especially to your requirements.
  • Appropriate accessibility can make or break a vacation for persons with disabilities. .
  • Do your family pets travel with you? Many vacation homes allow animals, but guidelines and restrictions apply. Type of pet, size and breeds may be limited. Make sure to ask before booking, and study your agreement thoroughly! Additional fees or costs could be applied to your agreement.

More tips for your stay:

  • We recommend storing the owner's contact information in your smartphone and wallet.
  • Record any damages to the property at check in, and immediately e-mail them to the host. We especially recommend texts and e-mails, as they usually contain time stamps that can be very helpful if a dispute arises.
  • Ask questions. You may need instructions for a garage door opener, intercom or WIFI setup. Contact your property manager. They are there to help! A brief text message prevents a lot of issues.
  • Be respectful of your neighbors. Often times, adjacent homes are occupied by permanent residents. Respecting quiet hours and parking rules reduces conflict and allows everyone to enjoy their day.
  • Don't forget to... Ask a local resident! Residents can typically help you find the best spots in town. Who better to ask where to find the best seashells, have a great night on the town, or the best spots for BBQ?
  • Lock your rental property while you are away! Don't let crooks spoil your trip.
  • Just prior to departing, complete a final walk-through to confirm you haven't forget any personal items. Check garages, decks, and cabinets for hidden items. Remove everything from the refrigerator and take any leftovers home.
  • Inspect the property one final time and scan for any damage. We suggest inspecting the property with the host whenever you can (often this isn't possible). If the host is not available, take video and pictures of the rental to record its condition at check-out.
  • Did your group have a fantastic stay? Most rental management companies make it easy for travelers to provide comments. If your rental property and/or host was terrific, they will likely appreciate your kind words. If anything was wrong and they failed to correct it reasonably, or if the vacation rental wasn't described correctly, you'll want to make a note as part of your comments.
