Summary:
This delightfully remodeled home with a new hot tub located in Riverland Terrace neighborhood of James Island is less than 5 miles from Downtown and 9 miles to Folly Beach. Walk to eateries, bars, golf course, waterfront park with playground and boat landing, movie theater, and music venue ???? – or just walk around the oak and moss-cloaked neighborhood ????

3 bedrooms, 2 full baths (luxe master suite rain shower????), open kitchen/ living, hot tub on the back deck in your private fenced yard, in the most sought-after neighborhood in Charleston. You’re going to wish you lived here.

The Space:
Designed with a focus on open, airy, and social feels. This chic coastal farmhouse design feels homey and comfortable with an ideal layout for indoor and outdoor entertaining. Thoughtful, family-friendly amenities, and a great setup for dogs, kids, (and kids at heart!)

Savor your coffee and beverages on the shaded back deck. Or in the hot tub! The backyard is surrounded by an 7ft. privacy fence, tons of space for lawn games, admiring native foliage, and still room to park your boat trailer! (The Wapoo Creek boat landing is right down the street!)

The handsome kitchen centers around a enormous island and features unique leathered granite countertops, farmhouse sink, tile backsplash, soft-close shaker cabinets, and under cabinet lighting.

Intelligent TVs in all the rooms. The extravagant master suite offers an ensuite wet bar/coffee station, memory foam king bed (that you’ll want to buy for your own home), huge closet and sliding glass door to access the private back deck, huge backyard, and hot tub. The master bathroom has a granite vanity top, massive shower with rain shower head, wand, and granite corner bench.

The 2 guest bedrooms get striking sunlight and have comfortable and supportive memory foam queen beds and blackout curtains, TVs and cavernous closets. The full hall bath offers a tub with tile surround, tiled bath floors and linen closet.

The study/sitting area located between the master suite and dining room includes a desk and modest couch with twin pullout bed. This room can be closed off from the main living area to provide an additional sleeping quarters (or a great spot for the pack-n-play crib, which we provide).

The private back deck has a cafe table for appreciating morning coffee or a meal. The sizable laundry room offers washer and dryer, tile floors, additional storage and access to the back deck and backyard. The driveway has ample parking for 5 cars. For guest convenience we provide coffee, sugar, bath and beach towels, bed linens, paper towels, toilet paper, and soaps. We are sure you will find this home provides all the amenities of home and then some!

Guest Access:
Guests have access to the entire home.

The Neighborhood:
Constructed in the 1940s on what was once a thriving indigo plantation, the Riverland Terrace neighborhood inherited the plantation's stately Avenue of Oaks, now framing Wappoo Drive. The neighborhood is bordered by the Stono River and Wappoo Cut waterways and features a waterfront playground (currently under construction), complimentary public boat landing, municipal golf course, a retro movie theater, hip music venue and a number of well-reviewed eateries. All within walking distance! This is one of the most sought after neighborhoods in Charleston. Locals adore it here, and you will too.

Getting Around:
Riverland Terrace is centrally located 9 miles from Folly Beach and less than 5 miles from Historic Downtown Charleston. Uber and Lyft are plentiful and economical.

Other Things to Note:
We make it simple and secure for guests to check in with a personalized check-in code for the intelligent lock on the front door.

Streaming services available with guests’ own account(s).

Please note that the fireplace is inoperable.

There are cameras located at the front exterior entrance and over driveway.

Most importantly please be considerate of our neighbors and the neighborhood when entering and exiting the home, especially late at nighttime. Remember that this is a residential neighborhood, so no outdoor events and no late nighttime gatherings. Thank you for your support.

Tips to get the perfect vacation rental experience:

Finding your best deal:

  • Summer months are high season in Charleston. Reserve your Charleston area vacation home in Spring or Fall to enjoy gorgeous weather while saving money and avoiding crowds.
  • In the Charleston area area, The earlier you can book, the better your selection will be. The best vacation rentals are booked early. Booking your vacation rental up to twelve months before your travel dates is recommended. Christmas, Thanksgiving and New Years Eve are excellent times to search for and book your vacation home.
  • Some owners offer special rates for active duty military and veterans. It's always a good idea to check with your host or property manager to see if discounts are available for your group.
  • Property managers frequently offer renters an option to obtain vacation insurance protection. Trip insurance, which normally costs 1% - 5% of the booking price, offers visitors reimbursement of costs for missed trip time as a result of personal medical-related catastrophes or weather disasters, as well as ensuing additional evacuation costs or charges, such as an unanticipated hotel or extra gasoline expenses. Trip insurance can be a a welcome relief if the unforeseen occurs. Ask your host for additional information.
  • Find a copy of your local Charleston area visitors guide upon arrival. If your rental property doesn't have a copy, you can find them at local grocery stores and visitor centers. In addition to great local articles, visitors guide magazines contain coupons for nearby shops and restaurants.

Planning, selecting, and booking the rightrental:

  • Choose vacation dates and maximum budget.
  • Note the number beds and the bed configuration your family requires. Backyard oasis w/ HOT TUB, near downtown, beach & boat landing has 3 bedrooms and 2 bathrooms.
  • Precise information regarding bedrooms and bed counts & types is almost always accessible online. If you don't see them listed, contact the property manager before you book your home. Remember that most property listings specify maximum guest capacity, which often includes pull-out couches and bunk beds. You'll need to establish what configuration is optimal for your vacation.
  • Are you visiting for a single attraction? Try a map search to find nearby properties.
  • Proper accessibility can make or break a vacation for persons with disabilities. Make certain to inquire about wheel chair accessibility, pool lifts and specialized equipment needs.
  • If your family is vacationing with pets, you will need a pet-friendly vacation rental. Make sure to ask for information on breed, weight, and type restrictions. Usually, property owners require additional pet deposits and fees.

Considerations for your stay:

  • Take a copy of the property manager's contact number and arrival/departure procedures for your rental property.
  • Upon arrival, record any damages to the rental property and immediately alert the property manager. Keep records of all correspondence in case a dispute arises.
  • Ask questions. You may want instructions for a garage door opener, television set or appliance. Contact your owner. They are there to help! A brief call prevents lots of concerns.
  • Don't forget to respect your neighbors. Often times, surrounding homes are filled by local residents. Respecting quiet hours and parking regulations reduces conflict and allows everyone to enjoy their day.
  • Don't forget to... Ask a local! Residents can typically help you find the best spots in town. Who better to ask where to find the fresh catch of the day, have a great night on the town, or the best spots for crabbing?
  • Lock your rental property while you're out! Don't let burglars spoil your trip.
  • Re-check the vacation property to make sure that you've packed all belongings at check-out. Make sure to check closets, dressers, garages, and bathrooms for hidden treasure. Clean out the refrigerator and take or dispose of leftovers.
  • Go through the rental one final time and scan for any damage. We advise walking through with the property manager whenever possible. If the host isn't available, take video of the rental to record its condition.
  • Remember to leave a review! Property managers rely on great reviews to drive future reservations. They'll be much obliged for your feedback. Alternatively, if something wasn't as described, other vacationing families will be thankful you shared your experience and help them have the best future vacation. Remember to be objective. If something fell short of expectations, consider whether the owner could control the issue, and if so, whether they responded quickly to fix it.
