Guest Access:
Each Town & Island Co. unit is equipped with coded locks and unique codes that are changed regularly. You will receive all important check-in information 3 days prior to arrival.
Early check-in or late check-out requests are evaluated and granted on a case-by-case basis. We offer a suitcases storage space with a coded lock in the backyard for guests to use as needed.

While theft is rare Charleston is a city and we encourage guests to ensure their cars are locked and all valuables have been removed.
Town & Island Co. welcomes all our furry companions. There is a $75 non returnable pet fee. You are responsible to inform us you are traveling with your pet(s), so we can add this charge to your booking. Please note: If upon check out, we see evidence of an unregistered pet, the $75 pet fee will be taken out of your SD authorization hold.
We ask guests traveling with their family pets to not allow them on any furnishings to maintain the quality and cleanliness of our human centered spaces. **no pets on furnishings and beds**
*Severe Weather Policy*
Our severe weather and Extenuating Circumstances: Hurricane Policy is as follows:
If a Mandatory Evacuation Order is issued by the Governor of SC specifically for the county in which your property is located for the dates of your stay, the extenuating circumstances policy will be in effect. In this case we WILL refund any deposits or payments paid by the guest and we shall have no additional liability concerning the reservation.
However, if a Mandatory Evacuation Order is NOT issued by the Governor of SC, then the standard cancellation policy will still apply and no refund will be issued. This is the case even if the guest chooses to cancel or travel is disrupted due to the storm.
Additionally, if there is adverse weather phenomenon outside of Charleston or SC (ie. other regions of the US or abroad) during the dates of the guests' stay which hinders the guests from traveling to the property, the standard cancellation policy will still apply. Therefore, a refund will NOT be issued.
***ATTENTION***
Hurricane season is during the months of June-November. During this time we HIGHLY recommend guests research and purchase travel insurance.

Sticking to your rental budget:
- To book the most suitable rental home within your budget, we strongly suggest reserving in the Fall or Spring. You'll benefit from lower rates, better selection, gorgeous weather and the absence of large crowds at Charleston area restaurants, tours, and activities. Many vacationers use this strategy to reserve larger homes, or to book an oceanfront vacation rental that would otherwise be unaffordable during June, July, and August. Speaking of the off-season, don't overlook Winter holidays for a Charleston area vacation! Who wouldn't love a holiday vacation near the ocean? Thanksgiving and Christmas are great times to gather with friends and family at the beach.
- Reserve your vacation home as early as possible. Rental schedules usually become available a year in advance (or in September just after Summer ends). Many groups book their Summer vacations during holiday gatherings. Book before these holidays for best selection.
- Active Duty and veterans of the US Armed forces may be qualified for special discounts. Be sure to ask your prospective property manager or host if your vacationing group qualifies for a price reduction.
- Management companies and individual rental owners typically offer customers an option to buy trip insurance protection. Trip insurance, which normally costs between 1% - 5% of the booking price, offers visitors reimbursement of costs for any missed days as a result of personal medical-related emergencies or weather, as well as evacuation charges, such as an unexpected hotel stay or extra gasoline expenses. Trip insurance can be a a life-saver if the unforeseen happens. Ask your host for program terms and fees.
- Look for your local visitors guide upon arrival. If your rental property doesn't have a copy, you can find them at local shops and fuel stations. In addition to great local stories, visitor guides have coupons for nearby restaurants, attractions, and tours.

- Respect the neighborhood. Often times, adjacent homes are occupied by permanent residents. Respecting quiet hours and parking rules can make a stay significantly more pleasurable.
- Don't forget to... Ask a local! Locals can typically help you find exactly what you're looking for. Who better to ask where to order the best nachos, have a great night out, or the best spots for fishing?
- Ensure you protect the property owner (and your stuff!) by locking the rental while you are out, just like you would at home.
- Just prior to departing, take a walk-through to make sure you haven't leave anything behind. Remember to check garages, decks, and cabinets for hidden items. Remove everything from the refrigerator and take any leftovers home.
- Walk through the rental one final time and scan for any damage. We advise inspecting the property with the property manager whenever possible. If the host is not available, ensure that you take photographs of the property to record its condition.
- Did you have a great time? Many rental websites make it easy for guests to provide comments. If your property and/or host was great, they always love to hear your praise. If anything was imperfect and they failed to address it reasonably, or if the vacation rental wasn't as described, you'll want to make a note as part of your comments.
