From this oceanfront property, six miles of white, sandy beaches beckon just steps outside the The Layne House, which is located on one of the biggest and most private waterfront tons on Isle of Palms. Majestic palmetto trees tower over lush beach vegetation, all swaying to and fro in the breeze.

Isle of Palms features some of the most fashionable eateries and cafes east of the Cooper River, and the island offers a wide variety of delicious seafood and other local specialties, including Coda del Pesce, Coconut Joes Beach Grille, Acme Lowcountry Kitchen and the locally adored Sea Biscuit Cafe, that serves up only breakfast, but is well worth the wait. You'll find modren dining options dotted throughout the island, including Long Island Cafe which is located right beside Harris Teeter, The Boathouse, located on the water overlooking the Intracoastal Waterway and Islander 71. Located on the point where Morgan Creek meets the Intracoastal Waterway, Islander 71 overlooks the water and has spectacular vistas. When the sun sets and the nighttime is heating up, head to the ever trendy The Windjammer beachfront bar.

Access
Your Concierge will meet you at the home upon your arrival to check you in. Should our schedules not line up, your Concierge will walk you through how to get into the property. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. There is room for five (5) cars at the home.
Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure. Your Concierge will meet you at the property upon check-in and provide valuable information about the home. Should an in-person meeting not work out, your Concierge will provide you with all the instructions you will need. We are here to make the check-in process a seamless one!

With each stay you will enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker and Keurig, kitchen cookware and silverware, shower toiletries and soaps, additional linens and towels, air conditioning, cable, and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our enjoyment to provide suggestions for eateries, make reservations, organize activities, and answer any questions.
We offer the option to purchase trip insurance through Rental Guardian. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).
At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check-in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.
The City of Isle of Palms has a noise ordinance starting at 10PM that applies to private residences. Please be mindful of your neighbors. Noise complaints can result in fines and rental termination.

Money saving strategies:
- The earlier your group can reserve a home, the better your selection will be. The best rental properties are reserved very early. Booking your vacation rental six to twelve months before your vacation is recommended. Holidays such as Christmas and Thanksgiving are excellent times to search for and book your rental home.
- June, July, and August are the most expensive months in coastal SC. Reserve your Charleston area vacation home in the Fall or Spring shoulder seasons to get the benefit of warm weather while saving money and avoiding crowded roads, restaurants, and activities. Speaking of the off-season, don't overlook the holidays for a Charleston area vacation! Who wouldn't love a holiday on the coast? Thanksgiving and Christmas are great times to gather with friends and family at your favorite beach.
- Hosts and Property managers sometimes offer special rates for veterans and active duty military. Ask your host or property manager if special offers are available for your group.
- Management companies and individual rental owners frequently offer their guests an option to purchase trip insurance protection. Trip insurance, which will generally cost anywhere between 1% - 5% of the base stay price, offers visitors reimbursement of costs for missed trip time as a result of personal medical-related catastrophes or weather disasters, as well as ensuing additional evacuation costs, such as an unexpected hotel overnight or extra gasoline expenses. Trip insurance is definitely a welcome relief if the unforeseen occurs. Ask your host for program terms and fees.
- Many rental management companies supply Charleston area area visitors guides which will include coupons, either offered directly by local companies, or through a partnership between the rental management company and the business itself. You can also find visitors guide and coupon books at local grocery stores, shopping centers, and visitor centers.

Remember that most property listings specify maximum guest capacity, which usually includes pull-out couches and bunk beds. You'll need to work out what bed configuration is optimal for your vacation.
- If your group is traveling with pets, search for a pet-friendly property. Get details on breed, weight, and type restrictions. Be aware that some property owners charge pet deposits and fees.
- Does your family require specific amenities? Most rental search websites include search filters for amenities. Use these filters to your advantage to find the perfect rental home.
- Suitable accessibility amenities can make or ruin a vacation for the less-mobile. Make certain to ask about wheel chair accessibility, pool lifts and specialized equipment needs.
Have a great stay:
- Get the property manager's phone number and check in/check out procedures for your rental home.
- Ask questions. You may want instructions for a fireplace, A/V setup or coffee maker. Contact your host. They are there to help! A brief telephone call can prevent a lot of concerns.
- Lock your rental property while you are gone! Don't let thieves spoil your family vacation.
- Upon arrival, note any damages to the rental property and immediately alert the owner. Keep records of all correspondence just in case a dispute arises.
- Respecting late-night quiet hours and parking regulations can make a stay more pleasurable. You'll increase your chance to make some new local friends, and resident neighbors can be a terrific resource to find the best local beaches and restaurants.
- Speaking of neighbors... Ask a local resident! Residents can frequently help you find exactly what you're looking for. Who better to ask where to find the best bike paths, have a great night out, or the best spots for fine dining?
- At departure, take a walk-through to make sure you didn't leave anything behind. Re-check closets, dressers, garages, and bathrooms for hidden items. Clean out the refrigerator and take or dispose of leftovers.
- Document the condition of the property at check-out. We recommend taking a video during your final walk-through.
- Remember to leave feedback! Property managers rely on excellent ratings to stimulate more reservations. They'll be grateful for your feedback. Alternatively, if something went awry, other vacationers will will be grateful for your experience find their best rental home. Please be objective. If something fell short of expectations, consider whether the host had any control over the issue, and if so, whether they responded reasonably to remedy it.
