The Space:

This unit sleeps up to 7 guests: 2 in each of the bedrooms (3 bedrooms total) and 1 on the full-sized pull out couch. The primary bedroom contains a king-sized bed and the two additional bedrooms contain queen-sized beds.



Off-street parking for one car is supplied.



PROVIDED WITH EACH STAY:

Free coffee, cream, sugar, to-go cups

Paper products (toilet paper, paper towels)

Shampoo/conditioner/soap

Dish/laundry detergents

Hair dryer/iron/ironing board

Towels/bed linens

After these initial supplies run out, we do not offer additional supplies. There are numerous convenience stores and grocery stores in the area for your convenience.



Parties and events are not allowed at this property.



Per the official City of Charleston Short Term Rental ordinance, the property must NOT be occupied by "more than four (4) unrelated people". This does NOT apply to families.



High Tide at Spring Harbor is completely licensed and legal with the City of Charleston under STR Operational Permit OP2025-06600



Guest Access:

Guests have access to the front door through the keypad. The door code is given prior to the day of arrival.



The property is the second floor condo of a duplex that contains 3 bedrooms total.



Off-street parking for 1 car is supplied.



Each of our vacation units is accessed by a keyless door code for ease of entry, and accepts for a zero-interaction check-in/check-out process. A door code specific to each guests’ stay will be included the day prior to your check-in. If you have any questions about directions or access to the property, our team would be happy to assist.

The culinary scene for which Charleston has become so famed is just steps away. The exceptional eateries and nightlife of Upper King Street are close enough to walk (King Street is 6 blocks away) but far enough to not keep you up all nighttime.

5 blocks to CofC Campus

20 mins. from any of the local beaches (Folly Beach, Sullivans Island, Isle of Palms)



Getting Around:

The DASH trolley is complimentary in Charleston. There are 3 routes, and two of the routes have stops just 3 blocks from this property. More information can be found with the route map on the DASH website.

???? Family Animals are NOT Accepted:

As much as we appreciate furry companions, family pets are not allowed at this property. We appreciate your understanding and cooperation. If a pet and/or pet evidence is found at the home we reserve the right to charge a $150/pet fee.



???? This is a 100% smoke-complimentary property.

Smoking is stringently prohibited indoors. A fine will be charged ($300) for any in-room smoke evidence. If you wish to smoke, please do so at least 10 feet away from the building outdoors.



???? Luggage Drop-Off:

We are pleased to offer our guests convenient bags storage through our partnership with Charleston Bag Valet, a trusted local provider. This service accepts you to securely drop off your suitcases before check-in or after check-out, so you can discover and savor your time in Charleston without the inconvenience of carrying your bags. Please note that additional costs apply for this service.



????️ Noise Notice:

Our home is in a vibrant neighborhood just steps from King Street’s dining and nightlife. While that energy is part of the experience, city noise may be heard. Please be advised that:

⭐️ A local noise ordinance is in effect from 11:00 PM to 7:00 AM.

⭐️ Guests must be respectful of neighbors during these hours.

⭐️ We do not offer refunds for noise-related issues that are to be expected of the location.

⭐️ By booking, you acknowledge and accept this city setting and the potential for ambient noise.



????‍???? To help us ensure a great stay, guests must allow us the chance to address any issues during their visit.

Refunds will not be issued for concerns reported after checkout or when resolution efforts are declined.



???? We do not control neighboring properties and cannot offer refunds due to dissatisfaction with external factors.



???? We do not provide refunds for utility outages or service interruptions that are outside of our control.



❄️ Charleston homes are constructed for a subtropical climate, and since many are older, severe cold snaps may affect both water temperature and indoor heating.



???? If damage or excessive cleaning is required after checkout, we reserve the right to charge an additional fee equivalent to a full cleaning.



???? Please note that we cannot assume responsibility for cars parked outside the designated parking areas.



???? Please note that we will not make exceptions to the cancellation policy associated with your reservation.



???? Hurricane Policy / Extenuating Circumstances:

⭐️ In the event that a Mandatory Evacuation Order is issued for our county by the Governor of South Carolina during your stay, we will provide a full refund of all payments made.

⭐️ If no such order is issued, our standard cancellation policy remains in effect, even if weather elsewhere impacts your travel plans.

⭐️ We highly recommend purchasing travel insurance, especially during hurricane season, for added tranquility of mind.
