Tips to Save Money on your Rental

  • Find the tourism bureau in the area you wish to travel. Most established tourism bureaus will send you promotional guides with special packages for lodging, restaurants and activities. These guides provide a great start to your vacation rental search.
  • Wish to avoid the crowds? Shoulder seasons provide outstanding promotions.
  • Several property management companies and owners offer discounts for active duty and veteran men and women of the US Armed forces, or returning vacation goers to the same property. Make sure to check with vacation rental company to see if your visiting group qualifies for a discount.
  • Some rental properties are basically catered to specific vacationers, whether it's oceanside rentals with fishing pier passes, city-center condos with nearby access to restaurants or waterfront homes that have their own kiteboarding launching areas. You'll get the most value from a home that most closely suits your ideal vacation setting, even if it costs a bit more.
  • Rental companies and individual property owners commonly offer guests the opportunity to obtain trip insurance. Trip insurance, which usually will cost you somewhere between 1% - 5% of the base rental cost, offers vacationers reimbursement of their rental expenses for any nights missed a result of health-related emergencies or weather, and additionally ensuing extra hurricane evacuation costs or charges, like an unplanned motel stay or additional fuel.

The Rental Process

Newcomers are often times surprised at the number and wide variety of short term vacation rentals available in the Charleston area area. With such a wide selection, clients are certain to locate a vacation home that suits their wishes and price range.

The vast majority of rentals in Charleston area are privately owned and many are represented by experienced local rental management companies. Vacation home management companies leverage scale, equipment and experience to provide effortless operational administration on behalf of the owner..

Seasoned Charleston area vacationers have discovered a handful of tips and tricks throughout the years with regards to renting vacation rentals, however many novices will be happy to realize that many of these "methods" are in plain sight, if you understand where to look.

Searching for and booking the best rental home:

Before you decide to book "Modern Home- EASY walk to the beach! Come check it out!", review our brief checklist of considerations.

Search Early and Often

Charleston area vacation homes are reserved several months (and up to a year) in advance. Booking your rental home 6-12 months before your travel dates is highly recommended, when possible. Holiday gatherings can be a great time for groups to plot their Summer family vacations..

Find your Area and Determine Dates

Consensus can be tough between loved ones, but the moment this difficult part is finished everything will begin to fall in place.

Choosing an Appropriately-Sized Rental property

Take a head count. How many beds and bedrooms will you need? Consider that most vacation rentals list maximum guest capacity, which oftentimes includes sofa beds in the living room. You will need to figure out what is suitable for the company. Precise descriptions of bedrooms and beds are typically available online. Otherwise, contact the property manager before you reserve the home.

Stay on a Budget

Will the preferred rental home fit your budget during that choice Summer week? If several groups or loved ones are sharing the cost, check that each group understands their responsibilities and has approved a maximum they are prepared to chip in. One individual in your company will need to be given the task of getting repayments and acknowledging responsibility for the whole rental cost at time of reservation.

Let's Talk Amenities

What amenities is the group interested in? Is a screened-in deck a necessity? Do you desire to be far from the crowds, or close to civilization? Are extras like beach chairs, barbecue grills, beach umbrellas, carts or coolers at your disposal and included in your rental home payment? Gather a list of "necessities and desires" from your company to help filter your search to the most suitable home.

Special Criteria

Grandpa and Grandma will thank you for not reserving a stairs-only condominium on the Third floor. Make sure you remember and inquire about wheel chair accessibility, pool lifts and specialized equipment requirements..

Go ahead and Take the Dog

Don't forget to include your best friend! Animal friends are welcome at many rental homes, but policies can vary. Type of pet, size and dog breeds may be restricted. Study your agreement thoroughly! Service fees may apply when pets are included. Ask questions *before* you reserve!

Start your Search

. Together with Homeaway, VRBO and Tripadvisor, we suggest searching Google for "Charleston area local rental homes" for local property management companies. In addition to having exclusive rental properties, local agencies offer excellent service..

Negotiate the Price

Re-read the description to be certain the home has everything you need. If it is something is missing, the vacation rental management company might know of similar properties that suit your preferences and budget..

Although not true for all properties, many owners and property managers will make a deal on rates. If the rate isn't negotiable, the number of nights might be. Off-peak season offers your greatest chance to make a deal for a reduced rate.

Study the Entire Contract

Read through the complete agreement and make certain you understand who is responsible for:

  • Electric bills
  • WIFI Access
  • Long Distance Phone Service
  • Pool Heating
  • Cable and pay-per-view TV
  • Cleaning Service
  • Trash collection
  • Maintenance policies
  • Check in & Check Out Key Exchange
  • Parking requirements

In addition to the normal price, visitors must pay local taxes when renting "Modern Home- EASY walk to the beach! Come check it out!", as well as various other additional fees which might be mandatory based upon their circumstances, including a pet fee, earlier check-in or later check-out fee, or a pool heat fee for private swimming pool usage during the fall or spring months.

Trip Insurance

Cancellation policies are different with each rental. You'll probably be offered trip insurance. Trip insurance protects the renter against emergencies and weather events, It gives you reassurance should tragedy strike.

Reserve It

When everything looks right, it's finally time to sign on the dotted line. You will probably be required to submit a security deposit at time of booking.

Where to Get Assistance

Put the property manager's contact information into your smartphone and wallet for quick access to answers during your trip.

Good job on reserving your rental! You're on your way to a wonderful vacation!

During your Stay

  • Take pictures on your arrival. To ensure no damages are associated with your stay, create a record of any trouble spots of the property. Get in touch with the rental manager immediately to report your observations.
  • If there is any ambiguity about vehicle parking, policies of the house, property access, swimming pool operations, etc... we recommend you ask the rental home manager promptly. A phone call can save hours of difficulties.
  • Make sure to be a good neighbor. Frequently, neighboring residences are occupied by permanent locals. Remember the golden rule and treat others the same way you'd like to be treated by vacationers next to your residence.
  • Ask a local. Local people can often point you in the right direction.
  • Don't forget to protect the owner (and your things!) by keeping the rental locked up when you are away, just like you would at home.

Check Out Time

  • Double-check every space of the rental property to make sure that you've packed all possessions.
  • Please make sure to walk through the rental home one last time and look for property damage. Whenever possible, do this walk-out inspection with the property owner present. If the property owner is not available, make sure to take photos of the property to record its condition.
  • Did you love your rental? Nearly all vacation rental websites ask for feedback after your stay . Rental owners and property managers will thank you for glowing critiques. If anything was wrong and they didn't fix it in a practical manner, or when the vacation rental was not as described, you may want to make it a point in your feedback.

Did they love their vacation? Hopefully everything was fantastic and you are all set to re-book the same property for next year. Maybe the property was not perfect, and you will better know how to refine your search next time.
